If you need more living space, have you considered converting your garage? A garage conversion is a cost-effective solution if you want to get more living space but don't want the hassle or cost of moving house.

This is particularly relevant during the existing recession and austerity climate as selling houses is no longer the easy task it once was. Coupled with depressed house values, it is even harder to find buyers willing to pay the asking price or those that can actually get a mortgage.

Garage Conversion Types

A garage that is an integral part of the house structure itself or attached to the side provides the basis for a relatively quick and easy conversion. This requires limited external building activity as foundations are normally in place, with only the garage door needing to be replaced by a wall-window combination, fully fitted windows, or French/patio doors. Thereafter, most of the work is internal, consisting of installing floors, interior walls & plastering, electrics and access to the rest of the house. This could include knocking down walls to provide access to the lounge or kitchen as appropriate.

A detached garage can also be converted, but it's usefulness will depend on various factors relating to its size and its location in relation to the house itself. If standing adjacent to the side of the house with a gap in-between, the gap can be bricked up to link the two units and thus expand the overall size. If too remote from the house, it could still be converted into an external office, playroom or occasional guest room.
